The Greater Toronto Area (GTA) housing market continued to tighten in July 2026, with home sales remaining relatively steady while new listings declined significantly. As inventory becomes more limited, buyers are beginning to face increased competition compared to earlier this year.

Although the average home price remains below last year's level, the pace of price declines continues to ease, suggesting the market may be gradually stabilizing as we move toward the fall.

Buyers still have opportunities thanks to improved affordability, but fewer homes coming to market may gradually reduce negotiating power if current trends continue.

For sellers, tighter inventory and improving buyer activity could create stronger market conditions heading into the fall, particularly for well-priced homes.
