Why Are GTA Home Sales Down 9%? What September 2026's Numbers Mean for Buyers and Sellers

GTA Market Insights: September 2026

Homebuyers were in a holding pattern in September, as uncertainty about the economy, inflation and borrowing costs weighed on GTA home sales.

September at a glance

  • Sales: 5,040, down 9% from September 2025

  • New listings: 16,500, down 14.4% year-over-year

  • Average selling price: $1,006,409, down 5.1% year-over-year

  • MLS® HPI Composite benchmark: down 4.7% year-over-year

  • Compared to August 2026 (seasonally adjusted): sales, new listings and prices all edged lower

What it means

Prices are below where they were a year ago, and fewer homes are coming to market. TRREB points to substantial pent-up demand, but many buyers are waiting for more confidence in their jobs and borrowing costs before they move.

One to watch

The upcoming municipal election will help shape housing policy across the GTA for the next four years, including costs like Toronto's Municipal Land Transfer Tax.
